Our fees start from £395 plus VAT of £79 plus an additional charge of £400 plus VAT of £80 when the property you are selling or buying is a leasehold property that is registered with HM Land Registry. On average, the professional legal fees you would pay for a standard leasehold sale or purchase would be £1000 plus VAT of £200 (which includes the leasehold fee referred to above). This does not include any additional fees for ‘non-standard’ work or any disbursements. Disbursements are payments which we pay to third parties on your behalf as part of the conveyancing process, e.g. Search Fees, Land Registry Fees and Stamp Duty Land Tax.

Other Fees that may apply to a leasehold property

There are a number of other ongoing charges you should be aware of when buying a leasehold property. These include:

  • ground rent, a service charge and a contribution towards buildings insurance
  • on completion of the purchase your solicitor may be required to provide a Notice of Assignment to the landlord to advise them that you are the new home owner - the landlord or the management company will charge a fee for this
  • if you are buying the property with the assistance of a mortgage, your solicitor may be required to provide a Notice of Charge to the landlord or management company - this would incur a fee
  • some freeholders require new home owners to enter into a Deed of Covenant with the landlord or management company to confirm agreement to all service charges and maintenance costs – this would also incur further fees


Key stages in a leasehold transaction

The scope of a typical leasehold sale or purchase will include but not necessarily be limited to the following key stages:


  • taking your instructions and providing initial advice
  • providing you with our Client Care Pack together with Property Information Form and Fixtures Fittings & Contents Form
  • preparing and sending a contract pack to the buyer’s solicitors
  • requesting a leasehold management pack from management company or managing agents to forward to buyer’s solicitors
  • replying to general and leasehold enquiries made by the buyer’s solicitors
  • requesting a settlement statement from existing lender (if applicable)
  • requesting up-to-date rent and service charge receipts from managing company of managing agents
  • obtaining your signature for the contract and transfer deed
  • agreeing a completion date and exchanging contracts
  • preparing a financial completion statement
  • dealing with rent and service charge apportionments and agreeing a retention if required
  • completing the sale
  • repayment of any existing mortgage, payment of estate agent’s fees (if applicable) and sending net proceeds of sale to you

  • receive, approve and advise on contract pack from seller’s solicitors
